Finding cash buyers is key to a successful real estate investing business. Many people get in this business and give up because they simply don't know how to find cash buyers. You can have 20 homes to sell but if you don't have buyers bringing cash money to the table, then you won't sell anything.
Here are some proven ways to attract cash buyer
Bandit signs are still the best way ever to get your phone ringing off the hook. You should be putting out about 20-30 of these on Fridays before sun down.
Social networks are powerful when it comes to finding cash buyers. Use sites like Facebook and LinkedIn more than others because they are more popular. Its not likely that you'll find any cash buyers on Myspace.
Searching MLS at recent cash sales in the last 90 days and do a reverse lookup on the addresses of the sold properties. You can then give these cash buyers a call or send them a personal letter letting them know that you see they recently bought properties and that you have some in the area where they recently bought. If their a real investor and they like that area, they should be giving you a call soon.
Posting ads on classified sites like Craigslist and Backpage can be debated because depending on your area, they won't be very efficient.
Go to public auctions and converse with people that are actively buying properties. Its best to have your business card and a way to take down their name and email so you can send them some properties
