Build your cash buyers list using free online websites, public records and bandit signs. With these buyers, you can market other investors properties and take a marketing fee for selling the property. This is by far the easiest way to make money flipping houses. If you have a strong cash buyers list, you'll make lots of money.

Get active in your area. Go to REIA meetings, which are all free as far as I know, and get the word out that your in real estate now. Networking with other investors can help because they can give you some pointers on starting your business the right way and also get you involved with a good title company, forward you to "investor friendly" real estate agents, and shoot you some of their properties to market to your cash buyers. You still haven't spent any money except for bandit signs which I get for $0.88 a piece.

Use free classified sites like craigslist, backpage, ebay classifieds, and many more to place ads saying you either have investment real estate properties for sale or that your looking for cash buyers to work with and feed properties to. Depending on your area, this will be a goldmine and have you a strong buyers list in no time
